If you’ve been holding off on regularizing your house under the Maharashtra Gunthewari Developments (Regulation, Upgradation and Control) Act due to high fees, now is the time to reconsider. The Pune Metropolitan Region Development Authority (PMRDA) has reduced the fees to expedite the approval process, making it more accessible for residents in the 23 villages under PMRDA jurisdiction.

So far, only 40 out of 160 applications have been approved, prompting the need for a fee reduction to encourage more homeowners to apply. The goal is to alleviate the financial burden on citizens and streamline the regularisation process.

Under the Gunthewari Act, houses built before 2001 are eligible for regularisation. Residents have until April 30, 2024, to submit their applications, with the revised fee structure making it more affordable for homeowners. The new charges only require a fee of 4% of the land rate, a significant reduction from the previous three times the development fee.

If residents fail to adhere to the approved construction drawing, they will face double charges, emphasizing the importance of following the guidelines. The changes in the fee structure aim to simplify the application process and attract more homeowners to regularize their properties.

Overall, the reduction in fees is a positive step towards making the regularisation process more accessible and efficient. It remains to be seen how many more applications will be submitted and approved under the new fee structure, but the initiative is a promising development for residents in the PMRDA jurisdiction.
