While there has been a noticeable increase in the demand for larger homes, the majority of sales in Pune still revolve around mid-sized apartments, with flats ranging between 1,000 sqft and 1,200 sqft accounting for a significant portion of the market.
When compared to other cities, Pune’s average apartment size pales in comparison. In 2024, the average apartment size in NCR was 2,435 sqft, in Hyderabad it was 2,103 sqft, and in Bengaluru it was 1,660 sqft. Even cities like Mumbai recorded larger average apartment sizes, despite facing challenges like high property prices and limited space availability.
The changing demographics of Pune’s buyers play a significant role in shaping the real estate market. With a large percentage of young professionals aged 25-35 years, as well as migrants moving to the city for education and job opportunities, the demand for mid-sized homes remains high. Additionally, Pune has seen impressive sales volumes, ranking second only to Mumbai in Maharashtra in 2024.
As Pune continues to grow and attract buyers from various backgrounds, the real estate market is expected to evolve further, with developers focusing on meeting the diverse needs of the city’s residents.
